A new five bedroom house overlooking Itchenor Reach with the South Downs beyond. Arranged around a large, open plan living space, the southern end is a double height, glazed entrance hall, which allows sunlight deep into the plan. To the north a sliding glass corner opens onto a terrace with panoramic views over the landscape. At the heart of the sun-filled space is a structural glass staircase with solid oak treads. The secondary living spaces and bedroom are contained in the more private east and west wings.
The house has brick and flint walls with oak framed windows, a modern interpretation of the local Sussex vernacular. The upper parts of the house are clad in English sweet chestnut and a cedar shingle roof, both will weather in time to a silvery grey.
The Clients wanted their home to use sustainable materials and have the minimum carbon footprint. The sweet chestnut cladding and shingle roof are locally sourced as are the cobbled flint and bricks. Passive measures were developed using computer modeling of the sunpaths so the house captures abundant warmth and light in winter and has large overhanging eaves to provide shade and cool in summer. Heating and hot water are provided by a ground source heat pump system.

Wittering Road is a new build contemporary house situated on Hayling Island. The scheme replaces an existing 1960s structure.
The new house is clad in timber with a curved front elevation housing the staircase. The garage is in off-white render with timber doors to match the main house. A large glass wall emphasises the entrance.
The first floor living space to the rear utilises a sliding glazing system that leads onto a large terrace and allows for spectacular views across Chichester Harbour.

This is a new build project located in Itchenor, on the south coast. The house has brick and flint walls with render to the upper floor and a cedar shingle roof.
As you enter the house there is an open plan hallway with access to the drawing room, wine cellar and snug. There are then steps down to the open plan kitchen/living/dining space that has glazed doors onto the south facing terrace of the garden.
The central curved staircase is concrete and cast in-situ, this leads to the upper floor, which contains the bedrooms. The first floor corridor has a long south facing top light that funnels light down into the space.

Yeates Design was a great partner to have when we came to build our new house. We were delighted with the design. Nick and his team are creative yet practical and they worked seamlessly with the builders and other contractors. When we contemplated building another house, he was the first person we called.
This is a new build house, located in Itchenor, facing onto Chichester Harbour. The house has a brick plinth with rendered walls and sweet chestnut cladding over. The windows are framed in bronze and the main roof of the house is thatched by the local master thatcher, Chris Tompkins.
When the Clients came to Yeates Design they had been living in the existing thatched property on site for two years but they had outgrown the house and were not enjoying the small traditional living spaces. Yeates Design proposed a new more open plan style of living on the ground floor and rebuilt the house to suit the family's needs. A new annex building with a cedar shingle roof was also constructed to the side of the property.

Nick and Nadia had a clear vision, thought through the detail carefully and were very strong technically; so we now have a very well built and original house with excellent detailing and finish. They showed good judgement and were effective in dealing with the planning authorities in relation to a very sensitive site.

The scheme resulted in a significant increase in available living space, including the addition of an oak framed orangery to take advantage of the beautiful views.

Our challenge was to double the size of a 200 year old cottage to take full advantage of its hilltop location and views while retaining the look and feel of the original. The result nestles in to the hill sympathetically due to the use of local stone and oak but a glass corner adds a modern twist externally and complements the contemporary interior. Critically the layout works both aesthetically and practically and every room is now well proportioned in height and size. Nick Yeates had great vision and was technically sound.

Overall refurbishment with new rear and basement extensions to Edwardian family home in Wandsworth.
The scheme combines sympathetic refurbishment of the existing home with a new contemporary rear extension, utilising an asymmetric gable arrangement to minimise the height of the eaves on either side.
The glass wall to the garden uses a slender aluminium glazing system that maximises the north light, penetrating into the middle of the space.

New five bedroom house over three storeys with basement, replacing existing 1950s property.
The house is designed in a quietly contemporary style to meet the client’s requirements for modern family living whilst utilising the prevailing vernacular of yellow stock brick and slate tile. This allows the house to sit harmoniously within the surrounding, largely Victorian, streetscape.
